For many people who love to build, being their own home builder
gives them a chance to put their skills to the test. There are
many ways a home-builder who acts as his or her own contractor
can save money. They can do the majority of the construction themselves;
from framing to flooring and down to the final touches of landscaping.
It is typical, however, for many people constructing their own
homes to contract out the majority of the labor and focus on completing
only the projects that they are comfortable with doing, such as
painting or hanging drywall or installing kitchen cabinets. Everything
you can do yourself is simply sweat equity that you put into your
home.
Managing The Subcontractors
There is plenty of sweat equity to be made even without doing
any of the labor yourself, since many times a contractor never
actually does any laborious work. He typically manages the subcontractors
on the job; these are the workers who do all the actual physical
labor when hired to help build the new home. If you feel you have
the management skills to oversee the new construction of your
home, then becoming your own contractor can be very profitable.
Construction loans are getting harder to find, even if you are
willing to hire and pay a fully licensed general contractor, what
with the current belt-tightening by the mortgage industry.
Builder Loans Come With Stricter Requirements
Although the good news is that there are programs available.
You need to understand that builder loans typically have stricter
requirements than a simple purchasing or refinancing loan. These
requirements may mean you must qualify based on stricter credit
score guidelines and tougher debt-to-income ratios.
For example, you may have a small amount of money included in
your loan as a contingency fund in case you are under-budgeted.
It is a protective feature to make sure you do not run out of
money during the building construction process and end up with
a home without roofing or siding.
Managing A Building Project
Your permanent loan will only include the money that you actually
use during the building process. Any extra funds or any extra
money that you do not spend during building won’t count against
you.
If you are a fan of do it yourself projects and you believe you
have the management skills to oversee a building project, then
maybe being your own construction contractor is a good option
for you. The large amounts of money you save can make it a very
profitable way to build your dream home. Just make that you understand
the financing and planning involved from the onset.
