If you are thinking about a home remodeling project, then before you start interviewing general contractors, you should understand how you want the project to proceed. Once you have that in mind, then it’s time to do your research on local contractors.

It is a safe bet that they are a reliable professional if they can answer your questions and concerns with specific information. On the other hand, if the contractor you speak with gives you vague answers when you discuss the specifics of your project, then you may want to consider going with someone else. A Licensed Contractor For Larger Jobs

The first consideration is the size of the job. Plain and simple; larger jobs require better and more skilled contractors. If you are remodeling a home or building new construction, then you will need to apply for permits, which means you will more than likely need a licensed contractor.

Because their licenses can be at risk, and because contractors have to go through a lot of red tape to obtain them, licensed contractors can charge a premium for their services.

Fixing Minor Repairs

With that being said, obviously landlords who have a leaky pipe underneath the kitchen sink of their rental unit don’t need an expensive, licensed contractor to fix the problem. Any everyday handyman will do just fine.

So, it is with that in mind that real estate investors and landlords should consider maintaining relationships with at least two or more contractors; at least one being a licensed and skilled general contractor with subcontractors at the ready to help build, and an inexpensive but capable handyman.

Directing Your Contractor

Do your research, review your options and look at many general contractors. The more you know about the specifics of the remodeling project you want to undertake, the better you will be at directing your contractor.

Also, by staying informed and engaged in the process, it may be harder for the contractor you end up choosing to pad the bill with unforeseen additions or outrageous labor costs. Though there are many reputable contractors out there, there are many who grow their businesses on such shady practices.

Deleting Bad Contractors From Your List

Although finding general contractors can be a stressful and anxiety-producing process, if you ask a lot of questions up front and do your homework through inspecting their work and speaking to their previous clients, then you can erase a lot of bad contractors from your list quickly.

Remember that if you put in the work up front, it may save you a headache down the road. Don’t forget warranties as well. Many contractors will be very hard to reach once they have been paid, so regardless of their warranty, as a buyer, you need to beware.
