Finding the right trained home inspectors can be just as important as finding "the right home." Since most of us are not trained to find defects in old or new homes, we need someone we can trust to let us know whether the home is a dream-come-true or a dud.

Many people are surprised to learn they are left holding the bag when a major repair bill rears its ugly head hardly a month after they paid for home inspection services. Most states offer little to no recourse for home owners who purchased home inspections, so it is best to spend a little time to review your options while looking for the right person to do the job.

Ask For References And Check Background

Finding the right home inspector is crucial to buyer success. Do not be afraid to ask for references and poke into an inspector’s background. How long has he or she been practicing, and how many inspections have been performed? Be sure your inspector is certified by the American Society of Home Inspectors or the National Association of Home Inspectors, as they are the most reputable associations.

You can ask friends or family members who they used when purchasing their homes and many real estate agents will offer the name and number of reliable home inspection services. Often the Better Business Bureau or other state agencies can give you a heads-up on an inspector’s record of complaints.

Errors And Omissions Insurance

Your inspector should carry Errors & Omissions insurance, should not be affiliated with any real estate agency and should be knowledgeable in all housing structures and systems. Do not feel pressured to choose the first person you call. This wrong decision could cost you much more than you could imagine.

Home inspectors will take anywhere from two to four hours to complete the home inspection. Be sure to set aside the time to be there while your inspector is working so you can take your own notes, ask questions and gain valuable insights about the different areas of your house. Your inspector will point out assets and potential problems on a tour of the house.

Looking For Leaky Roofs And Faulty Septic Systems

The home inspection company representative will be looking out for places where water may get in or places where your heat and air conditioning may get out. If rodents, insects, mold or fungus have done a number on the structure, then you will know when the inspector’s job is done. Items like leaky roofs, faulty septic systems, defective plumbing, dank basements, unsafe electrical wiring and other safety concerns will also be addressed in the final report.

Don’t skimp on the home inspection. Hire an experienced professional who is certified and can provide references. Before choosing one of the available home inspectors, you might want to do your own pre-inspection while looking for homes. Has there been a mass exodus or multiple foreclosures in your area?

Multiple Layers Of Roofing

Does the house looks like it has been neglected in the past? If there are multiple layers of roofing, plants growing from gutters and cobwebs, you can only imagine what is not visible that was also neglected. If you notice that the yard slopes toward the house, then there might be water damage during a storm. Are there light switches that do not work or other outlets that are too warm? Perhaps there is faulty electrical wiring!

Is there fresh paint on just one wall? Perhaps it is hiding water damage, mold, mildew or cracks in the wall. The bottom line is that professional home inspections are worth every penny and will help you to avoid hefty repair bills.
