Homes For Sale Tips And Meeting Your Requirements
By James R Blunt
Now that there are a plethora of affordable homes for sale, some
hipsters are able to finally seek out that downtown home they
have always wanted. Because urban homes are so close to the nightlife,
businesses, schools, restaurants and shopping centers, the prices
are usually high.
Since the housing bubble burst, putting scores of new homes on
the market, real estate agents have pages and pages of metro houses
for sale. The vagabonds are being pushed further to the outskirts,
as aging boomers and young professionals demand renovated properties
that offer short commutes and valuable perks, like tasty food
and eclectic cultural venues just steps from their doors.
Tips For Selecting The Perfect Neighborhood
To select the perfect neighborhood to browse for a review of
homes on the market, make a list of what you must have, what you
would like to have, what you definitely do not want and what you
might be willing to compromise on. If you are a parent or are
planning to become one, then you will want to do your research
on area schools.
If you are single, then you may want to check into the local
school system too, since if it’s a good one, you will wind up
paying more for property taxes. Next, consider how much space
you will need. Is a single family residence the only option for
your family, or might you consider a townhouse or condo too? Sometimes
townhouses and condos offer other perks, like zero-maintenance
or luxury interiors, although you’ll relinquish some of your control
over the exterior of the property and will have to pay association
fees. As well, consider the commute.
Transportation To Your Favorite Destinations
Will you be walking, driving, biking or taking mass transit?
If you will be driving to work each day, then what route will
you take and how long will it take you? Can you easily hop on
the highway to visit family and friends, if need be? Then you’ll
want to consider whether a historic or a new development is more
your personal preference. Older houses may need more repairs or
face strict building code standards, but modern developments may
be further from the action.
Once you have found a suitable neighborhood with homes for sale,
you will need to narrow it down to the exact property. First,
mortgage calculators can help you find out how much house you
can reasonably afford. Be sure to add up all your monthly obligations
and do the math.
Generally, you shouldn’t pay more than a third of your household
income each month for your humble abode. Compare your loan options
and decide whether you want a fixed-rate or adjustable-rate mortgage.
Check your credit score to see if you are ready to get the best
loan terms too. Waiting a year while repairing your credit can
sometimes save you thousands in interest. Lastly, decide which
architectural style and features fit your vision of the perfect
home. Don’t settle for less!
How To Enjoy City Amenities At An Affordable Price
The cost of living has always been a concern in city homes for
sale. However, co-ops, condos, townhouses and apartment rentals
allow residents to enjoy city amenities at a fraction of the price.
With single family homes, you will have the freedom to do as you
please with more privacy, but you are also responsible for all
yard maintenance and major repairs.
In a co-op that you share with a business, you will be paying
less, but you’ll have less privacy and you will have to answer
to the Board about how you use your property. With condos, you’ll
pay less monthly bills, since most of your costs are wrapped up
into monthly HOA dues, you won’t be liable for major repairs and
you will have access to exclusive amenities; however, your dues
may be high, you may be disappointed by the management’s response
time to cover repairs, not to mention you will have less privacy
and less control over your paint scheme or other home renovations.
No matter which type of housing you choose in your search for
homes, it is all gravy once you find the right neighborhood.
