Real Estate Listings Attracting Buyers To Your Home
By James R Blunt
If you’re selling your property without the aid of a real estate
agent, you’ll need to write an effective advertisement to attract
buyers. However, nothing frustrates a buyer more than going to
see a property that does not live up to the promises made in the
ad. Real estate listings should draw in a buyer, but it should
also be truthful.
In your zeal to sell your home, it can be easy to become too
enthusiastic when writing real estate listings. Your ad should
appeal to the needs of a buyer, but you’re legally obligated to
make sure that your statements comply with Fair Housing laws.
Making Truthful Statements About Your Home
As a buyer, it’s your responsibility to make sure a home lives
up to the vendor’s promises. A "newly installed furnace"
is not true if it was newly installed ten years ago. If the homeowner
promises hardwood floors under the carpeting, then pull up the
carpeting to verify their claim.
You can reduce the likelihood of disagreements between buyer
and seller later on by making sure all statements are truthful.
However, too much information can make a potential buyer cross
your listing off their list. If your property requires minor repairs,
there’s no need to include this in your ad.
Increase Curiosity About Your Property
The key to successfully getting the right attention with a classified
ad is to sell the buyer by carefully making them curious enough
to want to learn more about your property. You may be tempted
to use flowery prose, but it’s best to stick to simple, easy to
understand words. Face it - buyers don’t care about your vocabulary!
What they need to know is the location of the home, the square
footage, special features and your asking price. Your descriptions
should be written in short, clear sentences. Always ask readers
to do something to respond. It may be to call you to request more
information or check out your web site.
Once you’ve perfected your ad, you must determine which of the
many real estate listings you will use. The use of an online property
profile at a high traffic real estate listing website combined
with either a newspaper or online classified ad can improve exposure
to your sale tremendously.
Listing Your Property Online
Advertising your FSBO property online can go a long way to getting
prospective buyers attention and improving exposure to your sale.
Many sites offer free home listings, so do some surfing to see
what’s available locally.
Writing real estate listings isn’t as difficult as you may think.
Once you’ve completed your ad, have someone review it for spelling,
clarity and accuracy. Supplementing your listing with flattering
photographs of your property will significantly increase the response
by buyers. Use the right language and watch as buyers clamber
to see your property.

so much money on something so risky? They know where to look for
the best deals.
